Ok. Everyone tells me "come home ex, I live in indian village (or palmer woods) and I have no problem" Well last time I checked most of us have not started to crap gold and cannot afford those homes. What they run well over the $500,000 mark I would guess. Sure when I can afford a home in IV or PW, I'll gladly come home! What other alternative "reasonably safe" neighborhoods are there. Corktown? East English village (lived in Detroit most of my life and still dont know where EEV is). any others? |

Ex, I don't know how to evaluate which neighborhoods are relatively safe, but I can tell you that if you are in the area of Cadieux and Chandler Park, that's kind of what I think of as EEV. If anyone actually lives there and can give an idea of the rough boundaries, that'd probably help. |

EEV village is between Harper, Mack, Whittier/Outer Drive and Cadiex. Morningside is between Alter, Mack, Whittier/Outer Drive and Harper. Anything west of Alter Road I consider "ghetto". They're relatively nice and safe (especially the eastern end of Morningside). Also, if you're not into the frills, there's always far NW Detroit and far NE Detroit. |

EEV boundaries... (west) Whittier/Outer Dr., (north) Harper Ave., (east) Cadieux Rd., (south) Mack Ave. For a more affordable area, the area known as Cornerstone Village, which is east of EEV (and is the easternmost point in Detroit) is from Cadieux Rd. to the eastern city limits 2 blocks east of Moross. This is a nice area as well. The brick homes north of Warren are nicer than the wooden cottage style homes south of Warren. It also has close access to a lot of retail and restaurants along Mack and Mack/Moross, as well as the nearby St. John Medical, retail and office complex. EEV is another community where residents pay $100 a year for their own security patrol. If you ask me, they should get tax credit, since they have to go outside of the city to receive the services they pay for. (Message edited by johnlodge on June 17, 2008) |

Ok so now I know were EEV is. and I really didnt think homes in IV went for less than half a million. Guess IM WAY wrong some of those prices just dont seem right they must be far off jefferson/into the hood??? Thanks. |

Nope, these are not in the hood at all. Some are on the bleeding edge of Indian Village, but many are right in the heart! |

If they were in the hood, and not in IV, they would have a negative value. Most of the homes in the hood are worthless. These are distressed IV properties. There are many to choose from, and there will be more as the foreclosure crisis deepens. |

I used to live in the EEV area,Mckinney and morang,the area was mostly cops,fireman and city employees.Great brick house,wet plaster,things I can't afford in the house I have now.In 10 years I had a car stolen,In three years in eastpointe I had 3 stolen!One of the nicer places in the city I have lived. |

What's wrong with Boston-Edison? I love those big solid houses, and they have a neighborhood association. Personally I think having an association is a "must have" for an older neighborhood to perserviere. |

Warrendale has been ravaged by foreclosures. 5 years ago Warrendale exhibited considerable potential as homes were being gobbled up by the next wave of immigrants from the middle east. Values were increasing and so were rents. Now, there's as average of 6-7 foreclosures per block, and the plywood is necessary to avoid squatters and/or drug dealers setting up. As someone who has worked on several houses over there, I've boarded up a few while waiting for qualified renters. Grandmont seems to have faired much better. Bordered by Schoolcraft on the south, Southfield Freeway on the west, Grand River at the North and roughly Asbury Park on the east, it always gets overlooked. Rutland, and Abington I always considered to be particularly beautiful. The house sizes are generous, the architecture is diverse. I would venture a guess at average current prices being 100-150K but google Grandmont-Rosedale Developement Association for verification The University District is also quite nice, (6 mile & livernois). Houses are larger than Grandmont, and a little more $$, but there are more foreclosures (probably because of the higher prices). It is centrally located, freeway travel is not mandatory. People wave to you when you drive by or ride your bike. If you ride your bike, Palmer Woods and Sherwood forest are just accoss 7 mile, suburban bike routes are available just across 8 mile. |

2940 Seminole sold for 373,000.00 in 2007 , now they're trying to get 85K for it . Hmmmmmmm -sounds like somebody made off with about 200K in 2007 and didn't make a heck of a lot of payments in the last year or so . |

Boston Edison is a beautiful neighborhood, but it seems to be going downhill pretty quick. Each time I drive through there I notice more houses boarded up. The number of homes for sale there is astonishing. |

Ok, yeah, Now I know a home in Indian Village or Palmer Woods is worth more than that house in Chicago. I'm amazed that a simple victorian (which Detroit has some very classy ones I might add) is worth less than 50K here and over 1 million dollars in Chicago. |

The area where I used to live between 6 and 7mile and between Livernois and Wyoming is pretty nice. It's right across from the university district. People keep up their homes and it stays pretty quiet. The only problem I ever had was getting my bike stolen and our lawnmower. But hey we left the garage door open all night and didn't know it. |
