Quicken will not be announcing any new location news any time soon. If anyone follows what's been happening in the stock market due to the "credit crunch' will know its not a good time for such an investment. Just yesterday the 10th largest mortgage co. "american home mortgage" declared bankrupcty due to "margin calls" on its loans. They didn't have enough cash or assets to back them up. The stock market today aug 1st will be tanking down more than 200 points due to this credit problem so the news ain't good for this type of big announcement at this time.

Some of the Alt-A and subprime lenders will be big losers. But that doesn't mean that Quicken will feel much hurt. It'll just be a bit slow for them for a while--maybe a bit longer than they think.

The mortgage industry has some $10 trillion invested, but only $100 to $200 billion is expected to be lost overall. While that's not exactly chicken feed, those losses are only about 1 to 2% of the money invested industry-wide.

oh and American Home has not YET filed for bankruptcy. But they are in a precarious position, their credit lines have been cut and they can't fund 300MM in mortgages. bankruptcy is looming....and AHM is not a subprime per se, it is for those just short of the highest rated credit scores, i.e. Alt-A (an indication that the mortgage crisis is spreading beyond the subprime market--Hello Quicken!).

I've stated on this forum several times what most mortgage bankers think, and that is Quicken is a house of cards. It's just selling money like every bank, S & L, credit union and other mortgage brokers by the thousands are doing. Its overhead burdened by huge marketing costs has got to be higher than any other lender, It sells most of its loans to Countrywide w/o retaining servicing, which is where the real steady profits are. Countrywide is having big problems in the market and if it goes under the impact on Quicken will be very negative. And, it will be w/o a source to sell its loans or make new ones unless it goes the Fannie Mae route or goes directly into the secondary market, which most people think would be impossible in the climate. And because it's a private company no one knows or is able to determine its true financial condition, so comments like mine are nothing more than semi-educated conjecture. A good indication will be whether he moves his offices downtown, or anywhere

im still optimistic too. you all know the bullshittin and planning and assessing and land stealing and city counciling they must go through the get this thing edged in stone.

We have watch some of the most important buildings in architect history sit empty for decades with no activity, no constuction crews, no interest from developers or investers and no hope.

The david Whitney building, United Artist, Adams theater, Woodward ballrooms, Book Caddilac, Pick fort shelby, re-mix of capital park And the entire Brush Park community are all undergoing various levels of re-development that no one believed would ever happen.

Based on these facts alone, Quicken will be here and they will announce their plans soon. This is a blockbuster development deal that will collide two sports team owners and multiple corporations into one big massive empire. Sports, Food, Casinos, and live entertainment.

Or they can spend time assessing how the market and the mortgage situation will effect their business.

I am hoping as much as anyone else they move downtown but they do have a business to run in a time that is very trying in their industry.

Also, if the deal is not finalized, like if they are still trying to work out the tax credits and such, announcing their intention to move downtown before the deal is finalized would only hurt their bargaining position...

Sorry Scs100, but I'm sceptical about what that security guard told you on that other thread. If there was a non-Quicken related rehab of the David Whitney Building, then it would have already been announced in the newspapers. And $55 million seems like an awfully expensive rehab for a building that is still in great shape.

I would like to hear 3rdworldcity's comments on such a possibility.
