Is it anti-City or anti-don't-get-in-over-your-he ad? Carbon Tetrachloride? chrome platers? Well, that explains the low cost per square foot. The cleanup bill on that place will be enormous!!

Plus petential liabilities for ground water contamination and neighboring properties. I would rethink this and verify my assumptions.

It's both. And metropolitan Detroit group thinking hasn't been in favor of the city for decades...

But my point was that the tone isn't varied because most are essentially saying not to do the rehab and not to live in the city.

The naysayers on this chaps idea are not anti-city, just anti that idea. I looked at the listing, it's a half mil away from sleeping a night there and then I'd be skeptical.

To buy that and rough it there, no thanks. I wouldnt sleep there one night for 150k.

And as far as the carbon tetrachloride, it's probably under most manufacturing facilities in North America. It was once used as a cleaner/degreaser by virtually everyone. Take the nastiest piece of equipment, Spray it on and spray it off with a hose. It removed everything but the paint. A lot of factories used it on a regular basis as part of their maintenance program.

Well, my antenna picked that up, but then I overrode it. That was quite a horrific laundry list. It would be possible to see who had the spot by looking in the City Directories. They have them at the Main Library, maybe the older ones are in Burton. I think it would be smart to investigate that, as there is a possibility of something along the lines of packman's joke. The place looks like heavy duty mfg.

Like I said I have not preformed any of the due diligence on this particular piece of property. There could be 1000 different things that would make this idea at this property not feasible.

I did not start this post to discuss the potential of this exact piece of property(although I do appreciate the feedback). I started this post to ask for ideas on how to get my girlfriend to change her negative outlook on life in the city.

Only way to do that Oleo is to spend enjoyable time in the city. Riverwalk, live music, Grand Prix, etc. Overtime she may come around, but you can't go all Bonnie Raitt on her, "You can't make her love Detroit if she don't"

How about a nice little riverfront co-op, or apartment? There are lots, from Harbortown on out almost to Waterworks Park. There is quite a price range, and some, right opposite Belle Isle, have a lovely view of the Thunderboats.

I regularly deal with some of the shadier people/areas of the d. And guess what? in ten years I have yet to be robbed, beaten, or shot. I have no dogs, gun and I am 6'1" 175 lbs (far from intimidating). However, between my father and I there have been 3 cars stolen and all of them taken during daylight hours while we were at work. So at least in my case most of the horror stories are just that- stories. On the plus side one of the best security systems is also the cheapest- disconnect your battery and bring it in your house.
That said good luck to you and your endeavors, Keep an open mind but a grounded one.

Iheart- your are correct this is the second cheapest and best method. For about $50-$100 you can have a relay/little red button installed ANYWHERE on your vehicle. The car cannot be started unless you press the button first. In my many years at body shops I can tell you this and gms computer chip keys are the best.

Mi- No don't own a shop. My grandfather was manager at various shops for 25+yrs. My father picked up his trade as a master mechanic specializing in frame/body. I worked at stark hickey ford (7 mile and grand river) from 14-16. Then at don massey (10 mile and telegraph) on and off from 16-21. I now sand hardwood floors.

The first time I took my parents on a walking tour of downtown (we're not from the area) was in 2004 when things were all torn up (streetscapes, Campus Martius, etc...) What my mom said about 1/2 way through our stroll somewhere around the Washington/Michigan area will stick with me forever.

She said plain and simple out of nowhere, "I can't believe we're walking around downtown Detroit right now." I wasn't sure how to take it, but eventually settled on the idea that Detroit is/was such a foreign concept to them that the last place on earth they would ever find themselves was on foot IN Detroit.

A difference with people like my parents is that they don't have an opinion about Detroit other than the image that it's not a nice place. I'm pleased to say that my folks have been enlightened and love learning about all the stuff going on in the city. Especially my dad. He doesn't understand the concept of Brush Park and who the people are that buy homes there and where they come from. We have long discussions about a lot of aspects similar to that as it relates to Detroit. My mom...she did't understand where all the trash around Gratiot/Mt. Elliott came from when, looking around there were few occupied houses, and not many people around. We were driving around Heidelberg one late winter on that occassion.

But all of a sudden, over the last couple of years Detroit is their state's largest city...and it means something to them...more than just an image of a place they will never have the opportunity to experience.

We started making a tradition of attending one Tigers game each summer, but that kinda fell on the wayside. I think it fizzled once the extended family started taking interest (in the trips) but didn't have as much of an open mind as my folks.

From my vantage point and little time spent in the Detroit influence, education and honesty are two of the most important attributes to have when trying to get someone to understand the city. Even though I eat, breath, sleep, embrace, and live Detroit, I don't sugar coat it and give an honest assessment to the best of my ability. I think once you start over-hyping or glossing over some of the realities, you're just setting yourself up for a potential disappointment.

But take it from my parents...they just needed a little hand-holding and a comforting narration to go along with stepping into unchartered territory for them. That reminds me of one other quick experience when last summer we went to eat at Slow's in the afternoon. Of course it was busy as usual, so we put our reservation in and decided to go for another little walk. Michigan Ave was fine, but when I proposed we take a side street south to go into the Corktown neighborhood, they were apprehensive simply because of the way things looked from MI Ave. Once we went that one block south into the living neighborhood, it was all smiles.
