I was talking to a friend over the weekend who's looking to buy a loft downtown. She wasn't having any luck searching through real estate listings, which really surprised me. I know we've had threads on this before, but how about helping me compile a list for her to check out? Much thanks.

Diehard - While not downtown this is a great location, from what I hear a cool building with social residents, close to downtown and close to Belle Isle. Have your friend go after the foreclosed deal:

Another one. While not downtown it is Lafayette Park and people rave about living there.

Foreclosed: 1450 Sq ft, 2 car garage - $50K. I think it may be a co-op so there are probably co-op or association fees but the Lafayette Park people I know are absolute freaks about living there.

She won't find anything in the CBD available today. There are no completed for sale lofts in the CBD at this point in time. Lots of future stuff and Many rentable units, but nothing that can be bought and moved into today.

Everything currently for sale in the CBD is still under construction.

You need to cross over into Brush park, Lafayette Park or Corktown to be able to buy a move in ready unit.

I can vouch that there are some great deals at the Lofts at Rivertown. Quite a few folks purchased multiple units several years back thinking they could flip them quick. Well, when the market dropped and all of these folks' adjustable rates jumped in the last couple years, several units have gone into foreclosure and the banks are pricing them well below what they were originally purchased for. I'm also a resident in the building and am trying to sell my place because I've had a job transfer, but can't compete with the foreclosure deals. Wish I was a buyer right now. I've really enjoyed living here, and would recommend that your friend take a look at this building.

We used to live at the Rivertown Lofts, when it was rental only. We moved out when we bought our house in EEV. Had we only known they'd go condo, we probably would've jumped at the chance to own the place. Especially if we could've gotten one of the top floor units with a deck.

Diehard - I believe that the one I listed is a top floor with a deck. Not positive.

Yep. I was considering looking into it but am a little unclear on the tax part, especially if it is NEZ and it would be a second property.

Being thqat close to Wendys could be dangerous.

Amazing. I could have one of those double-decker lofts (which I couldn't afford as a renter), for less than what I owe on my home now, nine years later.
Yes, the real estate biz is seriously farked right now. Probably the first time in history that it sucks to own a home.

A friend of mine was trying to talk his wife into selling their home and renting a few years ago - they didn't do it. he reminded me of that over the weekend and how much further ahead he would be financially - not to mention the new air conditioner unit he had to buy.

I remember reading a thread where an appraiser indicated he noticed a lot of foreclosure lofts in the city...

December will get you deep deep discounts, the banks are looking to clear as much Michigan inventory as they can.

hipcityDETROIT will rehab two vacant homes on Mack, between John R and Brush, along with constructing a nine unit new condo building on the open lot next to 248 Mack. There will be (11) rehab units. This project has received approval from the Historic District Commission and is in the permitting process.
