The renovation and conversion won't be completed until 2008, but it seems like it would be an awesome building and great location to live in.

I found some websites with information about the project, and I'm currently trying to find out from the development company what they anticipate rental rates to be.

No argument here...I probably couldn't dish out the $$$ for the top floor...

Hopefully most of them won't be too pricey though

I'm such a nerd for Detroit information, I wish there were a site with daily progress photos of every development downtown.

If I became rich and no longer had to work (thereby having more free time), I'd seriously consider doing it just as a hobby.

What's with the hideous red "Shoppe" in the attached building? Otherwise, this sounds like a great improvement to the grand circus park area. Finally the lights will be on!

Yeah I will have to post some photos of the area when I get home.. I took a ton of the whole Upper Woodward area including Grand Circus Park.. What amazed me was how uterly clean it was.. Seriously not a single piece of trash to be seen anywhere.

Maybe I'm wrong, but I could swear that this mock-up of a new mural was created by a forumer...

I'm curious as to whether or not the owners of the building are still going to try and lease the side facing Comerica park to advertisers once people move in.

I hear they are making some big money by allowing Jeep to place an ad there, but I don't think residents are going to be too happy if their windows are blocked.

Maybe they can use the semi see-through kind like Ford does when they drape a banner off the side of that one building down the road from World Headquarters in Dearborn

Thejesus, there are no windows on that part of the building. Thats how they painted the whale wall on it.

Thought you might like to know.

There are four columns of windows on that side, two columns on either side of the whale...the painting goes around them...and the Jeep ad covers them all...I wasn't aware that this was the 'elevator' side though...so that's good news

One of the floor plans on that krameredge.com pdf file shows that the seventh floor (which presumably will be similar if not exact to many other floors) features living space looking out through the northern group of two windows on the elevator-side wall. Oddly, only one of the southern elevator-side windows is shown, and it's indicated to be next to stairs.

"The MEGA board also approved in Southeast Michigan: ...

A $3.9 million SBT credit for Motown Construction Partners L.P. of Detroit to redevelop the Broderick Tower and an adjoining restaurant in Detroit. The more-than $39.8 million project includes connecting the two buildings to create first-floor dining and retail space, and creating commercial space and residential space in the Broderick’s higher floors.

The project is expected to create 95 jobs and to result in more than 11,000 square feet of retail space, more than 12,000 square feet of commercial space and more than 120,000 square feet of residential space, according to state documents.

Do the owners own the former Church's Chicken Building 2? What would be a good use for that space? Maybe a shoe store?

In the current (August 21) issue of Crain's Detroit which I just started reading the pdf version of, Fred Beal of J.C Beal says they may close on the mortgage around October 1. So I guess work could begin after that? This issue is the "Living and Investing in the D" issue packed with tons of articles, worth getting a week's online subscription for if you, like me, can't go pick it up in print.
