The house next to ours is foreclosed, lots of lookers but no takers yet. Unfortunately our insurance agent drove by to take a picture to update our file & is now threatening to drop us because of the liability from the foreclosure.

Drive around, you can usually spot the foreclosures, grass not cut, leaves all over, shrubs out of control - that is the better part.

Then sometimes you can see broken windows, junk everywhere - it brings down the best of neighborhoods, not to mention neighborhoods on the edge.

im putting a offer in on a foreclosed HUD home in Oak Park damn good price i feel. But most of the homes ive looked at have been messed up by the banks who own them.

it's scary when you can buy a foreclosure in Indian Village for under 50K. Doesn't anyone like to fix up old homes anymore??? it even has all of it's roof, windows, and doors (exterior atleast)... that's good for a detroit house!

Wow! That house has $13,037.70 in property taxes/year! I guess the city assessor is a little off on that one!

I've been by there, it's no wonder it's priced so low, it need serious work, and working within the confines of the historic commission can be slow and difficult. Hope the purchaser appeals that assessment (again a slow and difficult process.)

Seems like it should be easy to get the property taxes reduced. Right now the city says the house is worth over $300,000 (the SEV is $150,183.00)
If the house sells for around $30,000 that means that the property taxes are 10 times too high.

Seems like it should be, but it's not. I'm still going through it for the tax year 2007. The taxes on the assessed value of our house were only three and a half times the purchase price. I have had to jump through hoop after hoop after hoop, and am currently waiting for my docket at the state tax tribunal.

It's was mostly gutted when we bought it, had to finish that then start from scratch. We were able to keep most of the original floor (refinished,) needed all new (since there was none) plumbing, heating/cooling, electrical, walls, ceilings, fixtures/appliances, plus porches/decks, and roof replaced. It has been an all-encompassing project for the past year.

Detroit has some of the best houses in the country.
If the Michigan government would accurately place tax values at the purchase price and not defraud homeowners on the value of property maybe some people or investors would buy these fine homes.
Maybe what is needed is a CA style Prop 13 to levy home values on the purchase price and set a standard % value + local taxes, there would not be as much government tax fraud put on us homeowners.

The house on Burns doesn't seem to need as much work, but there is quite a bit that needs done on the outside, which is controlled by the historic commission. In some regards, we were lucky because we knew what we were getting into from the start, there were no surprises behind the walls.
