I would assume about 5 percent actually live in the city.

There are probably an additiional 25 percent that have apartments in the city, but still list their home addresses as being mommy and daddy in the burbs so they can get cheap insurance. These folks can't count as living in the city as they do not pay city income taxe rates nor do they vote. All they do is whine and act like they are cool. They also do not fill out their census forms for fear of being found out, in a way, they are a major part of the problem, though they feel entitiled to see them selves as the solution to Detroit's ills.

Me? I live in the same zip code I grew up in, 48228. I pay my full city taxes, property taxes, and car insurance. I vote in the city elections.

Detroit planner your assumption is very wrong. You should believe the 50% living in Detroit is very accurate. Out of the people I've met from the forum it is about right. Most of us are way older than needing to rely on Mommy and Daddy for mailing addresses.

Detroitplanner, I disagree.

I know at least 100 people personally who live in the city but have out-of-town addresses.

And even if you rent, through your rent, you pay property taxes. You shop and eat in the city and participate in the social climate.

Even though they aren't counted on the Census data, it's inaccurate to say they don't live in the city---because they do, in fact, live in the city

I "stay" in Lansing, but I "live" in Detroit and always will. In fact during the 2010 census im going to tell my parents to put it down that I still live there so atleast im contributing to the pop count. When I graduate I hope to live in the city even though living in NYC is appealing to me.

Sarcasm? Heck no. Here is my rationale/position:

1). The folks who live in the city, but do so without paying income taxes use services like those of us that do pay income taxes.

2). The cost of insurance is higher because of all of the folks who try to skirt the system. Those who do this and have good driving records are not counted as paying into the Detroit kitty.

3). For example, I have another home in N Michigan, if I used that as my address, I too could get over on the system, save on taxes, insurance. However, my primary reason for not doing so is so that I can vote within the City as it is the jurisdiction I care most about. Mind you I know I could save thousands by simply changing my address, but I am not a sell out. I want to contribute my fair share. I see those that don't contribute their fair share as parasites; living off of those that do.

Most of the stories you hear about people keeping separate addresses has nothing to do with their address of residence, it's for insurance purposes only. They just say that that is where the car is "parked" most nights.

I don't live in Detroit, but I live about 3 blocks out of the City. I moved here from Oakland County.

My car insurance, exact same car and driver, went up 40% when I moved.

I live in Richmond now but I still really love Detroit and hope things improve. I try to go to at least a Tiger game or two a year with drinks afterwards to help the cause. That and all the big country acts are playing at Ford Field it seems. Always a good time.

Maybe if more educated people in Detroit were registered to vote, you would not have been stuck!

I fail to see how this is a counter-arguement. If you don't vote, you get no say in local politics. This is pretty much giving up all of your rights as an american citizen.

I need educated people voting to help me clean this city up, can't you see that?

I figure if people on this site loved Detroit so much, that they would ssupport it by livning and surviving only in th ecity. Although it will be hard , it definently can be done. I mean came on, Las Vegas is like a desert boiund Detroit, with the casinos, prostitution, crime and lack of mass transit.

Dont get me started up, as that's that I love Detroit mentality, but I'm not going down with it. I didnt see people fleeing New York when they were having their crime problems and issues. I can mention one thing thats better in Detroit than New York, and that is traffic and congestion. the congestion in Detroit isnt hardly as bad as New's York, with or without Manhatten. However, go ahead, we dont need ya.

Busses run on main routes every 15 minutes, big articulated ones...

Sounds like a Detroit with DAILY TOURISM INCLUDING AROUND 500,000 thousand population and suburbs. Detroit doent have a major daily flow of tourism like Las Vegas does

Las Vegas is currently losing business to nationwide casinos in the same way Detroit lost business to an international auto industry. There's an odd parallel there.

Jimaz, Las Vegas area casino earnings have increased every month without exception. They are reported monthly in the local papers. They even break down the casinos in the various areas of the valley (strip, downtown, Henderson, Boulder Strip, etc). Tourism numbers also have increased monthly without exception, which includes arrivals at McCarran Int'l Airport.

The City of Las Vegas has about 500,000 residents, but the population of the entire valley including the suburbs of Henderson, North Las Vegas, and unincorporated Clark County exceeded 1.6 million as of July.

I moved here on retirement for the weather. I had my share of gray, gloomy-assed Michigan winters.

Las Vegas isnt all its hyped up to be.

Besides, Detroit does get Las Vegas weather during the summer, so what's the friggin differnce, density, widespread forested environment or desert, limited forest, hot, dry desert land.

- less traffic,
- better weather (except more severe weather, less chances of tropical systems or Nor'easters or heavier snows)
- Fresher waters
- Best Tap Water system
- Parties
- Sports Teams
- Better recreational Park than Central Park (Belle Isle)
- International Port (Closest Major city in the nation (to Canada).
- Snack Capitals of the World (one of them)
- Maker of cars and car-friendly streets
- Home of the oldest and biggest shopping destinations in the nation
- Potentially the best school districts and teachers around (even with lack of money)
- Better entertainment districts
- Best hospitals in the world (from babies to seniors)

IIRC, the first digit of a ZIP code represents a zone (0 on the east coast through 9 on the west coast), the next two digits represent a region within a zone, and the last two digits represent a particular post office within a region.

Can anyone recommend a good ZIP code map on the web? I was surprised to see that http://www.usps.com didn't seem to have a good one. Maybe http://www.refdesk.com/ has something.

Still have family in the area and each spring I come home for the Stanley cup playoffs.

first of all......

-what I meant was that belle isle is the largest recreational park in the nation (in size)

-Second, DPS does have a chance to be one of the top school districts in the nation, as we do.
have excellent teachers striving it out in the school just to educate children in the city of Detroit. DPS has more rebuilt school than New York I think ever had.

-Also, we have Ford Field, Comerica Park, mostly excellent sports teams, unlike all of New York's, Fox Theatre, likely one of the highest looked upon, shall I go on.

New York sucks in my opinion, too much traffic and not enough history.

Detroit has did the best with what they had and thats better than what New York has done to me. (considering the impossible).

Detroit is wayyyyyyy underestimated while New York is wayyyyyyyyyyyyyyyyyyy over estimated.

What defines a recreational park? Rouge Park is larger in terms of acreage. It too has a golf course, tennis courts, basketball courts, ball diamonds, pools, an airport for airplane modelers, and picnic grounds.

I agree with what people say about Detroit being very unique and a good place to live, I have lived in Chicago, Manhattan and also own a part time residence in Toronto now and while its certainly not the prettiest of cities, ( but does have its cool areas) it is very much so one of the most interesting.. It has a very diverse history, great architecture in the city if you take the time,,a great place for sports and museums (the DIA is a stellar facility) , a reasonable cost of living, very well located to other destination points and Canada, is very edgy,, and most of all I really really like most of the people,,I think Detroit with all its problems is quite fine, and getting better.

Why do you think Detroit teachers care so much? I think they care about themselves (see: strike fall 2006).

Ya, Belle Isle is big, but it constantly dirty, the buildings are falling apart and the city doesn't have the money to do anything about it. A big piece of crap is still a piece of crap.

Yes, the Fox is a great theatre, but it is ONE theatre!!! New York has a ton of great theatres.

Ford Field is great but Comerica park is a minor league field with an upper deck.

Now go thank your excellent DPS teacher for teaching you phrases like "has did" and " more rebuild school".

It's called an opinion. You should try having an original one sometime.

I don't like Comerica park. The seats are too far away from the field and if you sit in the 100 level the seats are not sloped enough and you are constantly looking around the head in front of you.

What about the outfield? Who on earth would spend hundreds of millions of dollars planning and building a stadium just to reconfigure it a few years after opening it? Now the seats in left field are just that much farther away from the action and the bullpens look like the cheap add-ons that they are.

Do you want to talk about the scoreboard? First, it is off center but that does not really matter because the entire thing is advertisements.

I have been to better baseball parks. Pure and simple. Jacobs Field comes to mind,so does Wrigely Field, and Dodger Stadium too. Yes, I have been to all 3.

Tiger Stadium was a much better place to watch a baseball game!!! I think riding the carousel and baseball wheel have blinded you.

Spare me.You said Comerica pk was a glorified minor league park.I simply pointed out that you made a dumb statement.......... a really dumb statement because that is what it was.

Tiger stadium was great.I would have prefered that they keep Tiger stadium.But that does not mean Comerica is a "minor" league park.

As for configuring or reconfiguring I am quite certain all teams have reconfigured their parks from time to time it is part of how things work in baseball.

Ironically I agree with much of what you say. But I think you are mistaking the idea of having an opinion with making absurd declarations.I don't like the extra curricular things at the ball park; but I recognize that it is a decent, in fact quite a nice baseball yard.

Yes, parks have been reconfigured from time to time but not a few years after construction. It was just poor planning.

I still think it is a minor league park. I want more when I walk in to a stadium. The place has no feel to it.

For example when I walked in to Dodger Stadium I got "the feeling". When I walk in to Comerica I don't feel anything.

Remember the feeling when you walked in to Tiger Stadium through the concourse and finally saw the field? It was an oasis.

I expected more. Like when Ford Field was built. Granted the Fords can't run a team but Ford Field is great. Waaaaaay better than the Silverdome. I got what I expected from Ford Field.

I guess it was like when they replaced Ernie Harwell the first time. The guys they replaced him with were pros but they were not what we expected after listening to Ernie forever.

Comerica Park is just there.

I guess we'll just agree to disagree.

The question was raised about how Detroit compares to New York City.

Having lived a year in Manhattan - 10th Street & 2nd Avenue - and a year in Chester, New Jersey with a one-hour excellent rail commute into Manhattan in which I always read my New York Times, there are things in the Big Apple we don't have. Like everything - shopping, museums, historic sites, sports, etc - is at your fingertips and eastern cities like Boston, Philadealphia, Balrimroe and Washignton are within a hour or two by rail.

When I lived in New York City I didn't need a car - could rent one when I had to. And, in Jersey I had a 14-year old station car I purchased for $100 in excellent condition with only 40,000 miles on it.

Now I lived there in 1969-1970, so things may have changed, but the last itme I was there it was much to same.

Was raised and spent the first 25 yrs. in 48206. Then after university moved to 48207 for a couple of years, and then moved out to 48334. Am currently living in 93049 - that's Regensburg Germany. Although it has been years since I lived in the City, I still consider myself a "Detroiter". Growing up on the Westside formed my outlook on life as it is today.

Oh, and Detroitplanner, when I lived downtown I used a friend out in the 'burbs address for the auto insurance. Had too. The rates are so high in the City. It wasn't right ( and believe me I did wrestle a bit w/the issue - all that parochial school education ) but I had to do. Just like a lot of other people. Try not to judge others so hard. Not all of us can/want to live in our parent's basements :-). But do miss those hot fudge sundaes. Moms keeps me well supplied w/care packages that always includes a jar or two of Sander's Milk Chocolate Hot Fudge.

I’ve lived in a Detroit over the years; Iliad, Alameda, Cochrane, Danbury, Prentiss & the Bob-Lo Boat.
