Kind of depressing. Hollywood Video is closing; most of the other storefronts are also vacant. The mall is what -- five years old?

The Hollywood Video on Grand River and the Southfield Freeway is having a going out of business sale. Maybe this is a sign that business is bad for Hollywood Video and not a reflection of what's happening at Jefferson Village.

Retail video rental stores won't even exist in ten years.

With the mail-delivery services like Netflix, on-demand movies from the cable companies, and movies available online from Vongo and iTunes, there is no reason to waste your time and gas to drive back and forth to a video store.

good point erikd. I used to hit the video store twice a week. Joined netflix about six months ago and haven't been back since then.

Taj920 is right! The loss of their anchor store Farmer Jack took its toll at the shopping complex. There no new stores coming soon until the complex has a anchor store.

There is more VACANT space there than occupied space. A huge vacant Farmer Jacks. Vacant Sir Pizza. Vacant Wal Street Coffee Shop. What the hell are you talking about?

I think the big reasons is the lack of an Anchor. Not to mention that many of the tenants are small, independent businesses.

They lost an anchor tenant. Retail developments like that are work solely because of anchor tenants drive business to the other stores because of the traffic and therefore are willing to pay higher rental rates. They will get an anchor tenant sometime soon and it will probably fill up again. It sounds like you are ready to jump in and call it a failure too soon.

Mbr, look at Bel-Air as a Perfect example. They have 4 (Forman Mils and National Wholesale Liquidators took over Toys R Us and Builder's Square. Target, Kids R Us, Big Lots na dthe Dollar Tree still sit vacant) spaces for Anchors that haven't been filled yet. So the chances of Jefferson Village's vacancies being filled are slim to none in the near future.
