Brighton-based RDR Real Estate L.L.C. has bought the former Detroit Elevator Co. building at 1938 Franklin and plans a $4 million redevelopment into 23 condominium units, RDR partner Doug Browne said.

Units in the 25,000 square foot building will average 1,000 sq. ft. and sell for about $235 per square foot, he said, with high ceilings in the one-time industrial building allowing for loft treatments. It is located near the Tricentennial State Park now under construction, and the Dequindre Cut, being built this year.

RDR is negotiating with Shorebank and National City Bank for financing, Brown said.


“We may be getting into the renovation this summer and would like to begin occupying units next summer.”

He declined to say what RDR paid for the building. Other partners in the project are Ron Lewarchick, adjunct engineering research professor at Eastern Michigan University, and his son, Randy, owner of Tarzan Tree Trimming L.L.C. of Detroit.

Just read this and haven't seen anything on here yet. Hopefully this project can get off the ground.

Excellent, another block in the Riverfront. This is going to be one cool neighborhood when it is fully developed.

Great that there is a project going in there, but why take that kind of space and cut it into such miniscule units?

Yeah Huggybear, those units might be taller than they are wide at only 1,000 sf/unit. This is however really great news for that area. This is like one of the first converts of a building in several blocks in any direction. Many of us at Detroit Mercy School of Architecture have had some sort of studio studying these blocks, esp. centered around the building known as the Globe Trading Company. Really good news.

I think they should build units on top for great views of the river; until development blocks the view in the years to come. 313

Yeah, and it's art deco to boot! I hope they continue with the glass block motif. The ones on this building are great!

There probably is room for another floor on top of this building. Colin Hubbell did something like that on top of the Canfield Lofts. Simply set its facade back from the existing exterior walls, and then it doesn't need to necessarily carry the same motif as the existing art deco.

Although I like the glass block look from the outside myself, I suspect that the people who live eventually there will want to see out of their windows. Concessions will have to be made.

Some preservationist you are. Crappy glass block thrown in sometimes in the 1970's along with a toothpaste green paint job over brick?

Skulker the building has a stepped facade and it slopes a bit towards the back. Didn't YOU know that means art deco?
